What is UAD 3.6?

Summary

UAD 3.6 is the new reporting dataset that prescribes how information, is to be formatted, documented, and transmitted electronically to the GSEs.

Fannie Mae and Freddie Mac have lead this initiative to update and modernize the appraisal dataset and align it with the mortgage industry standard, pushing the standardization further.

Expected timeline

UAD 3.6 was set to start being used on the 8th of September 2025 by a limited number of lenders and will be available to all on January 25th 2026. It will become mandatory in November 2026.

Cubicasa will let you start using the 3.6 output from September 8 so you can get accustomed to it.

Cubicasa alignment with new requirements

While UAD 3.6 primarily affects the overall process of how you will fill out and format your appraisals, some of the changes relate to how we view area. In alignment with those changes, our new version of the ANSI-Z765 GLA floor plan includes changes to our color scheme and how we identify non-GLA area.

Additional data

The data fields have also gone through some revision on the floor and site level. These changes aim at a more comprehensive approach to summarizing the property, especially with the addition of Non-Standard Finished Area. Our report will provide you the following information which may be required in your appraisal reports. This example matches the first image above.

As you see, Cubicasa is ready to provide you all the information we can to ease the transition to UAD 3.6. Appraisers can start testing before UAD 3.6 becomes mandatory.

  2. Save

Once this is done, you will be able to download the new UAD 3.6 compatible documents alongside the current version of GLA you already know.

This will give you time to get accustomed to the new layout and to ask questions and give us feedback.
