How to Use CubiCasa Floor Plans That Are MLS Compliant

A quick guide for real estate agents on how to upload CubiCasa floor plans to the MLS while staying compliant. Learn how to navigate strict unbranded media rules and get instructions for adding floor plans to your MLS

In today's real estate market, floor plans are no longer just a "nice-to-have", they are an essential asset. According to consumer data, a clear floor plan is one of the most important features buyers look for on a listing, significantly boosting click-through rates and engagement.

However, before you hit "upload," there are a few critical MLS guidelines you need to keep in mind to ensure your listing remains compliant.

1. Verify Allowed Formats and File Restrictions

While CubiCasa provides high-resolution downloads in universally accepted formats like JPG, PNG, PDF, and SVG, every local MLS operates under its own specific rules.

Before uploading, always double-check your local MLS guidelines to confirm:

  • Approved File Types: Most platforms accept standard JPG and PNG files for the photo gallery, and PDFs for supplements or attachments.

  • Dimensions & File Size: Ensure the file meets the platform's resolution requirements without being too large to upload.

2. Navigating the MLS Branding Rules

The most common trap agents fall into when uploading floor plans involves branding regulations. The vast majority of MLS platforms enforce strict rules regarding "unbranded" media. In many markets, including logos, agent names, phone numbers, or company colors on public-facing listing photos or attachments can result in immediate fines.

3. How to Upload Your Floor Plan to the MLS

Because there are many different local boards and software providers, the exact interface and upload process will vary depending on the system your MLS uses (for example, agents using Paragon will have a slightly different user interface experience than those using Matrix).

However, you can generally follow these standard paths to add your floor plan to a listing:

  • Option A: The Photo Carousel (Most Common)

    First, download your CubiCasa floor plan as an image file (such as a JPG or PNG). In your MLS system, navigate to your listing's media or photo management section. From there, you can upload the floor plan file exactly like a regular listing photo, inserting it directly into your main photo carousel.

  • Option B: Supplemental Documents

    Some local MLS platforms do not allow non-photographic images inside the main photo gallery. If this is the case for your board, download your floor plan (often best as a PDF format) and upload it under the "Supplemental Documents," "Associated Docs," or "Attachments" tab on your listing.

Tip: If you aren't sure which method your local system prefers, check the media upload rules in your MLS help center or reach out to your local association board for clarification.

4. Connecting Your MLS Membership & Understanding Your Benefits

Beyond meeting upload guidelines, linking your local board association directly to your CubiCasa account might unlock exclusive benefits and savings. If your account is set up with an Agent or Appraiser customer type, you can easily link your credentials to ensure eligible MLS perks automatically apply to your floor plan orders.

Understanding Your MLS Benefits & Fees

Many partner MLS boards offer the Lite floor plan option completely free of charge for properties under 5,000 sq ft. If you only use this free tier for qualifying properties, you do not even need to keep a credit card on file.

When do fees apply?

Charges will only occur if:

  1. You scan a large property with a total area over 5,000 sq ft.

  2. You choose to purchase additional paid packages and/or add-ons (though your MLS membership may still provide a discount on these extra features!).

How to Add Your MLS Membership:

  1. Log in to your CubiCasa dashboard and click on Company in the left-side menu. (Note: Only account managers have access to Company settings).

  2. Scroll down to the MLS Membership section.

  3. Search for your specific local MLS from the list.

  4. Enter your unique MLS Login ID and save.
